Financial Memorandum Preparation

Many of today’s leading commercial property owners, investors, and developers rely on 1stAC as a trusted advisor to prepare their project’s financial memorandum for submission to their capital provider of choice. 

With over twenty year of commercial banking experience, our commercial mortgage loan analysts will take the project and sponsor’s information, consolidate, and underwrite the project according to the funding requirements of the project, whether the sponsors are seeking conventional debt, mezzanine, bridge, or equity sources of capital.  Projects may include acquisition, development, or construction of most any type of commercial property requiring funding.

One of the important value-adds our analysts provide is adding that “reality check” to the client’s funding request.  In today’s every changing commercial marketplace, we will advise our clients as to the strengths and weaknesses of their request, and by working together, complete a comprehensive funding request Financial Memorandum that will not only speed up, but hopefully increase the odds of obtaining the financing they require to move forward on their project. The 1stAC prepared Financial Memorandum may then be submitted by the client to their traditional lending partners of choice.  Saving headcount, time, and money, clients can keep focused on the priorities of their project.

The preparation service fee of $4900 is refundable if the financing request is funded through 1stAC or one of its participating capital sources.  Otherwise, 1stAC retains the service fee and the client may fund their request through any of their normal lender.

As you now, the amount of this information can be daunting and quite exhausting to manage.  taxes, project proformas, property financials, title reports, rent rolls, appraisals, environmental studies, etc – all the normal and required documentation necessary for any lender to process your loan request can now be stored and presented properly to your lender to expedite your request.
